Section 77.5 - Maintenance and operation of the physical plant

(a) Plumbing.
(1) A supply of hot and cold water adequate
in volume and pressure shall be provided to all areas of the
facility.
(2) The water system
shall not be operated with physical connections to other systems that may
permit contamination of the water supply.
(3) All plumbing fixtures shall be kept in
working order at all times.
(b) Heating, ventilating and air conditioning systems shall be maintained and operated in a manner which will prevent the spread of infection.
(1) Air shall not be
circulated from kitchen and dishwashing areas, toilets and bathrooms, janitor's
closets and soiled linen rooms to any other part of the facility.
(2) Air filtration equipment shall be cleaned
and serviced at regular intervals as prescribed by the manufacturer.
(c) Cleaning and housekeeping.
(1) The entire facility, including but not
limited to the floors, walls, windows, doors, ceilings, fixtures, equipment and
furnishings, shall be maintained in good repair, clean and free of insects,
rodents and trash.
(2) Cleaning
compounds and hazardous substances shall be properly labeled and stored secure
from access by patients or residents.
(3) Solid wastes, including garbage, rubbish
and other refuse shall be collected, stored and disposed of in a manner that
will prevent the transmission of disease and not create a nuisance or fire
hazard, nor provide a breeding place for insects or rodents.
