The applicant currently has docks at two locations: (1) The Clubhouse (3 docks that accommodate 40 watercraft and 19 mooring locations) and (2) the tennis courts (two docks that accommodate 12 watercraft). The applicant proposes to replace the 19 existing mooring locations at the Clubhouse by extending each of the 3 existing docks to accommodate an additional 20 watercraft, and add 4 additional docks at the Tennis Courts location to accommodate an additional 72 watercraft. In all, the proposed facilities could accommodate a total of 144 watercraft, which would be a net increase of 73 boat docking locations relative to the existing conditions. The licensee states that its request is consistent with the approved Shoreline Management Plan and Boat Overcrowding Plan because, among other things, the applicant holds deeded rights to construct the boat docks. l.
